With a strong and reputable tenant, the value of the site becomes assured and the comfort of a solid investment is eminent. When a tenant is placed in a great location, their business thrives and their confidence in Dominion increases which leads to more opportunities.
Once a site has been identified, a market analysis is completed by our team. This research provides us with insight to a preferred use and a potential brand tenant. We use a database that is a collection of contacts and relationships accumulated over the years. We engage with a prospective tenant by sharing our collected data about the site (i.e., demographics, growth patterns, competition, traffic counts, etc.). Once the prospective tenant approves the site, our team will begin lease negotiations to ensure that the financial goals are met by both the tenant and the landlord. Negotiation of the lease is the foundation to the value and performance of the project.
After selecting the site and identifying the tenant, the next step is to develop the project. Our team creates a plan and identifies who the third-party professionals will be. Carefully choosing professionals and contractors are crucial to the project’s success. Much like a composer of an orchestra, our team will bring the most reputable and experienced contractors and professionals to the table to ensure that there is a cohesive team. Designing, entitling and constructing the project are the phases to the development process.
